The seller’s agent is a real estate agent who helps and represents the seller of a property. This agent is different from the buyer’s agent. The buyer’s agent helps the buyer of the property.

The role of the seller’s agent /listing agent

The seller’s agent will help the seller from the beginning until the property is off the market. The following are some of the many duties of the seller’s agent.

  • Making sure that your house is well prepared and ready to be listed
  • Give the seller suggestions on improvements and adjustments on the house in order to sell the house at a top-dollar
  • Since properties are usually posted online, the seller’s agent will make sure that professional pictures are taken to be used
  • The agent will do a market analysis do decide the listing price of the property
  • He will close the deal and help you with paperwork
  • Seller’s agent will market the property to buyers
  • The agent will also negotiate prices with buyers or buyer’s agent

What would happen if I don’t use an agent to sell my house?

Having a listing agent is important as he/she will help you with a lot of things. Should you decide to not use an agent at all? You could expect some of these consequences if you are not an expert in real estate.

  • It is time-consuming and to much work to sell a house. For this reason, if you choose to not use an agent, you will do everything yourself.
  • You might end up in a lengthy legal battle if you fail on some disclosure
  • You will not have all the marketing resources necessary to reach all potential buyers. For example, you cannot post your property on MLS if you are not a real estate agent.
  • Higher chance of making mistakes during the closing time
  • The agent will perform the market analysis to know the proper listing price for your house. If you choose not to use an agent, you will probably sell your property at a lower price.
  • You may price your house much higher than the market and therefore, nobody will buy it
  • You will lose the negotiation benefits that come with a seller’s agent
  • If you don’t have real estate education or house remodeling, you will not know things you can rearrange to increase the value of your property
